Another new construction project is taking shape in one of Pasco County’s growing residential corridors, and RAMCON Roofing was trusted to deliver the complete roofing and sheet metal package.

Sunlake Self-Storage is a new three-story, climate-controlled storage facility located on Geraci Ranch Road in Lutz, Florida. For a facility designed around protecting customers’ belongings in a controlled interior environment, the building envelope, and particularly the roofing system, plays an important role in long-term performance.

From the insulation and TPO membrane to custom-fabricated sheet metal, rooftop details, drainage components, and service walkways, RAMCON’s scope extended across the entire roofing system.

35,000 Square Feet of TPO Roofing

The approximately 350-square, or 35,000-square-foot, roof features a Johns Manville 60-mil TPO membrane installed as a mechanically attached system.

Below the membrane, two layers of 2.2-inch polyisocyanurate insulation create an R-25.2 thermal assembly. The bottom layer was loose laid, while the upper layer was secured using six fasteners per board.

The TPO membrane was mechanically secured using #15 fasteners and seam plates spaced at six inches on center. Four-sheet perimeter enhancement and reduced-width field sheets were incorporated into the installation to provide additional uplift capacity where required.

The assembly was installed under Florida Product Approval FL16758-R40, System S-M-22, tested to High-Velocity Hurricane Zone standards under the 8th Edition (2023) Florida Building Code.

The bright white TPO membrane also provides an important benefit for a climate-controlled facility of this size.

TPO’s reflective surface helps reduce the amount of solar heat absorbed by the roof compared with darker roofing surfaces. For a three-story storage facility where maintaining controlled interior conditions is an essential part of the building’s operation, the roofing assembly becomes another component of the overall building-performance strategy.

Combined with the R-25.2 insulation assembly, the finished system creates a durable, thermally efficient roof designed around the needs of the facility below it.

An Edge-to-Edge Roofing and Sheet Metal Scope

RAMCON’s work at Sunlake Self-Storage extended well beyond the field membrane.

Crews flashed the building’s parapets up and over at two different heights, including approximately 600 linear feet at five feet and another 100 linear feet at 13 feet.

The project also included a comprehensive 24-gauge Kynar-finished sheet metal package fabricated in RAMCON’s own Tampa sheet metal shop.

The package included approximately:

510 linear feet of ANSI/SPRI ES-1 coping
300 linear feet of gutter
Seven downspouts
130 linear feet of gravel stop
300 linear feet of drip edge

Bringing these components together as part of one coordinated scope helps create consistency from the main roofing assembly all the way to the perimeter of the building.

The Details Behind the Finished Roof

Commercial rooftops are rarely simple, open surfaces. Mechanical equipment, penetrations, access points, drainage components, and service requirements all have to be incorporated into the roofing system without compromising its performance.

At Sunlake Self-Storage, RAMCON crews detailed five rooftop unit curbs, six condenser stands, 36 split pipe boots, a gooseneck, a vent stack, and a Bilco roof hatch.

The roof hatch was completed with a ladder-up post and safety rail to support safer rooftop access.

RAMCON also installed approximately 480 linear feet of walk pad throughout designated service routes.

Those walkways serve an important long-term purpose. Mechanical contractors and other service personnel will continue accessing rooftop equipment long after construction is complete. Establishing dedicated paths helps protect the membrane from repeated foot traffic while providing clear routes to equipment requiring future service.

It is one of the many details that may not receive much attention from the ground but can make a significant difference over the life of a commercial roof.
