RAMCON is proud to serve as the roofing contractor for the new AdventHealth OSED facility in St. Augustine, Florida, working alongside Robins & Morton as General Contractor and HuntonBrady Architects. Designed to support the demands of a modern healthcare environment, this project requires a roofing system that combines long-term performance, effective drainage, precise detailing, and extensive coordination between multiple trades.
RAMCON’s approximately 14,800-square-foot roofing scope features a Johns Manville 60-mil fleece-backed PVC roofing system, fully adhered using JM two-part urethane adhesive. Beneath the membrane, two layers of 2.6-inch polyiso insulation provide an R-30 insulation package, creating a high-performance roofing assembly designed to support the facility’s long-term needs.
Engineered for Effective Drainage
Proper drainage is an essential component of any commercial roofing system, particularly in Florida, where facilities can experience periods of significant rainfall. For the AdventHealth OSED project, RAMCON is installing a project-specific tapered insulation system designed to efficiently direct water toward the primary and overflow drainage systems.
The scope includes 8-foot by 8-foot tapered sumps at the main drains, tapered insulation throughout the canopy roofs, and strategically positioned crickets between drains, scuppers, and rooftop curbs. The roofing assembly also incorporates different fastening requirements within the field, perimeter, and corner wind-pressure zones.
Together, these details help create positive drainage across the roofing system while addressing the unique conditions found throughout the facility.
Extensive Rooftop Coordination
One of the defining aspects of this project is the amount of mechanical equipment and specialty penetrations incorporated throughout the roof.
The facility includes two large rooftop units, four exhaust fans, ten Pate curbs, four plumbing vents, two goosenecks, a medical vacuum penetration, seven primary drains, seven overflow drains, five overflow scuppers, 17 screen-wall posts, and six equipment platforms.
Each component creates a transition or penetration that must be carefully incorporated into the roofing assembly. Successful installation requires detailed sequencing and communication between the roofing, mechanical, plumbing, structural, and electrical trades.
For RAMCON, this coordination goes beyond simply installing the membrane. Every curb, penetration, drain, flashing, and transition must work together as part of one continuous watertight assembly.
Architectural Sheet Metal Completes the System
RAMCON’s work also includes a significant architectural sheet-metal package designed to provide both performance and a clean finished appearance.
Approximately 1,000 linear feet of aluminum coping is being incorporated around the building and screen walls, along with approximately 110 linear feet of surface-mounted counterflashing. The coping system utilizes welded corners and concealed fastening, providing the refined appearance expected of a modern healthcare facility while maintaining the durability required of the building envelope.
Walkway protection is also incorporated into the roofing scope, helping provide designated access around rooftop equipment while protecting the finished membrane in areas that may experience regular maintenance traffic.
